One more line item belongs on your comparison sheet: tax. The Florida Department of Revenue explains that counties can levy local transient rental taxes on accommodations rented for six months or less, and its list covers condominiums, mobile home parks and RV parks alike. Here in Santa Rosa County, the Clerk of Court puts the tourist development tax at 5%, which stacks with 6% state sales tax and 1% local sales tax for a total of 12%. So when you line up snowbird rentals side by side, ask every host, us included, whether the monthly price you were quoted includes tax.

Snowbird condo rentals in Florida or a cottage?

Comparing snowbird condo rentals in Florida with a resort cottage? Put both through the same questions before you sign anything. The best snowbird rental near Pensacola is the one that already handles the dull stuff, like towels and laundry, so your winter goes to the Gulf Coast instead of the store. A Splash RV Resort cottage answers them like this:

  • Is it furnished down to the towels? Bath towels, linens, toilet paper, paper towels and toiletries are all included, and there’s coffee and creamer waiting for the first morning.
  • Can you actually cook? Each cottage has a full kitchen: stove, oven, fridge, microwave, toaster, coffee pot, dishes and utensils. Most have a dishwasher, too.
  • Is WiFi part of the deal? Yes. Cottages come with complimentary streaming WiFi, and DirecTV runs on the TVs in both the living room and the bedroom.
  • Where does the laundry happen? Right here, in the resort’s laundry facilities.
  • What’s there to do without getting in the car? A fitness center, heated pools, a half-court for basketball, a pickleball complex, a seasonal hot tub and an 18-hole mini golf course that guests play free.
  • Is there somewhere to sit outside? There are BBQ grills and picnic tables for guests, so your morning coffee doesn’t have to happen indoors.

Our luxury cottages near Pensacola also rent by the night or the week, which makes a quick scouting trip easy before you commit to a whole winter. The “Why Snowbirds Love Splash!” list on our snowbird page starts with “Fun weekly & holiday events” and ends with “Amazing community!”

How warm is the Florida Panhandle in winter?

It’s mild, not tropical, and for most snowbirds that’s the sweet spot. NOAA’s climate normals for the Milton station put January’s average high at 60.2°F with an average low of 36.0°F. Chicago O’Hare, for comparison, averages a January high of 31.6°F. Pensacola’s airport runs a little warmer, averaging 62.7°F by day and 43.7°F overnight in January. Coming down from Michigan or Minnesota? NOAA’s January average high is 32.3°F at Detroit Metro and 23.6°F at Minneapolis-St. Paul. Pack a jacket for evenings anyway, since winter nights here do get chilly. Back at the resort, the pools are heated, the hot tub is seasonal, and winter pool hours run 10 a.m. to dusk from November 2, 2026, to March 8, 2027.

You’ll have company. VISIT FLORIDA estimates 39.88 million travelers visited Florida from January through March 2026.

Started out searching snowbird rentals in Destin, Florida? Destin makes an easy day trip from here, at about 65 minutes each way. Flying down rather than driving? Pensacola International Airport advertises “7 Airlines. 28 Nonstop Destinations.” on its homepage, and it’s about half an hour from your cottage door.

What do snowbirds do near Pensacola in winter?

Plenty, and the area’s winter crowd keeps growing. Darien Schaefer, CEO of Visit Pensacola, told WEAR-TV in March 2026 that more visitors chose to stay on the Gulf Coast this winter than last: “It’s pretty exciting that we’ve started off the new year, with both January and February seeing really positive growth.” A few winter outings worth putting on the calendar:

What’s happening at the resort this winter?

Our events calendar marks November 2 as the day snowbird activities start. Thanksgiving at Splash runs November 22 to 29, with live music, a scavenger hunt, Pictures with Santa and the Thanksgiving Day Camper Potluck. From November 24 through December 31, the Christmas Cottages come decorated, with a holiday gift set and a golf cart rental at no charge when one’s available. The weekly schedule lists things like Mahjong Mondays, Splash Bingo, pickleball instruction and a Welcome Center wine hour.

Are there pet-friendly snowbird rentals near Pensacola?

There are, as long as you book one of the pet-friendly cottages. Splash RV Resort welcomes pets in RVs and in a select number of cottages. The pet fee is $200, each cottage, wagon or RV site can have up to three pets, and pets stay leashed at all times. You’ll also find a dog washing station and dog parks on the property.

Want a beach day with the dog? Pensacola Beach has two designated dog beaches, at beach walkovers 21E and 28B. Dogs stay on a leash with their tags on, you clean up after them, and from November 1 to April 30 they’re open sunrise to sunset.

Is the Pensacola area open after Hurricane Isaias?

For the most part, yes. Hurricane Isaias came ashore near Destin as a Category 2 hurricane on the night of October 9. Our site banner says we’re “open and taking reservations” and notes that power, water and sewer service has been restored. Special rates are available for anyone displaced by the storm, so give the office a call at (850) 600-8500 if that’s you.

Around the area, Visit Pensacola’s tropical weather update lists all but two Pensacola Beach public access points as open, the holdouts being a boardwalk at Park East and the Santa Rosa Sound steps on Panferio. Santa Rosa County’s October 22 update still listed 11 county parks and boat ramps as closed, so give it a look before you plan a park day.

How do you book a monthly snowbird rental?

Monthly stays are booked directly with our team, not online. Send a request or pick up the phone, and we’ll send back a rate and let you know what’s open. It comes down to five steps:

  1. Pick a cottage for 4 or 6 guests, or the RV site type that fits your rig.
  2. Fill out the monthly request form on our snowbird RV site and cottage rentals page, including how many months you’d like.
  3. Staying 30 days or longer? Email a copy of your driver’s license, passport or state ID before you arrive, or show it at check-in.
  4. Check-in for cottages starts at 4 p.m., and check-out time is 11 a.m.
  5. Ask about the Stay Longer Special: a month in a cottage, or four or more months on an RV site, gets you 20% off on-site food and beverage, and your friends and family save 20% on their own reservations.

Good to know: discounts like Good Sam aren’t stackable with monthly or weekly rates.
